Yes, there will be a daily shuttle bus service for residents 3 times a day:

It is a 20-minute drive with stops at Playa Dorada, Jumbo Mall, drives along the Malecon beaches, and into the heart of the historic district. The bus stops at designated locations for 15 minutes to allow time for those who need to be picked up to return to Palo Blanco Ranch.

Yes, the base HOA fee is $150.00/month and covers garbage pick up, security, common areas lighting, water, and access to the fitness center. The first year of ownership is HOA- free for buyers of phase 1.
Yes, you can use your own architect to build in your lot. Palo Blanco Ranch offers design and construction services but it is not mandatory.

Palo Blanco sits about 20-22 minutes away from Playa Dorada Beach. Add 7 more minutes and you reach Long Beach past the Jumbo shopping mall, turning right. The commercial center of Puerto Plata on Luis Ginebra Avenue sits right there, also the schools, churches, medical centers, historic district, the Taino Bay cruise ship port and lots of restaurants and amenities. Landmark locations Sosua Beach and Cabarete Beach sit 35 minutes away from the ranch.
Yes, Palo Blanco Ranch will have a club house restaurant with a 360-degree panoramic view of the Ocean and mountain vistas surrounding the community. The Club house will have a circular swimming pool with access bridges to reach inside the club. Also there will be a fitness center with vistas of the waterfalls, a first in the island and perhaps the Caribbean.
Yes, the Waterfalls Park is open free of charge to residents of the Palo Blanco Community.

Palo Blanco is located in Tubagua, Puerto Plata. This region sits on the Turistica Highway, the gorgeous scenic road that leads to Santiago. It only takes about 7-8 minutes driving up the hill to reach the entrance to Palo Blanco.
Palo Blanco is a gated community in the order of a ranch, as there are gated areas and other zones that have natural barriers such as hills. The community is organized into phases, and each will have security guarding the grounds.
